Property Care Management Firm Contract for Airbnb Management

This Property Care Management Firm Contract ("Contract") is entered into between [Property Care Management Firm Name], hereinafter referred to as "PCM Firm," and the property owner, hereinafter referred to as the "Client," for the purpose of managing and overseeing the Client's property listed on Airbnb.

1. Scope of Services

PCM Firm agrees to provide comprehensive property management services specifically tailored for Airbnb rentals, including but not limited to:

1.1. Listing Management:

  • Creation and optimization of the property listing on Airbnb.

  • Writing an engaging property description and setting competitive pricing.

  • Uploading high-quality photos of the property.

1.2. Guest Communication:

  • Promptly responding to guest inquiries, providing necessary information, and managing bookings.

  • Handling pre-arrival and post-departure communication to ensure a smooth guest experience.

  • Addressing guest concerns and resolving issues in a timely manner.

1.3. Reservation Management:

  • Managing the availability calendar to ensure accurate booking availability.

  • Handling reservation requests, cancellations, modifications, and refunds according to Airbnb policies.

1.4. Guest Check-In and Check-Out:

  • Coordinating guest arrivals and departures, including key exchanges or self-check-in procedures.

  • Conducting thorough property inspections before and after guest stays.

1.5. Housekeeping and Maintenance:

  • Arranging professional cleaning services before guest arrivals and after departures.

  • Regular property maintenance, including repairs, upkeep, and routine inspections.

  • Managing relationships with reliable contractors for any necessary repairs or maintenance work.

1.6. Pricing and Revenue Management:

  • Monitoring market trends and adjusting pricing strategies to optimize occupancy and rental income.

  • Conducting regular performance analysis and providing detailed financial reports to the Client.

2. Terms and Conditions

2.1. Term:

  • This Contract shall commence on the effective date and shall remain in effect for an initial term of [insert duration], automatically renewing for subsequent terms unless terminated as per the provisions outlined herein.

2.2. Compensation:

  • PCM Firm shall receive a management fee of [insert fee amount] or [insert fee structure] for each successfully booked reservation.
